Project Types
Commercial Work We Do
All Phase handles the full range of commercial impact glazing projects across South Florida. Whether you're replacing storefront glass on a retail strip, upgrading windows across a condo tower, or specifying impact systems for a new office build, we have the product knowledge, licensing, and crew capacity to deliver.
Storefront Systems
Aluminum storefront framing with impact-rated fixed glass and commercial entry doors for retail, office, and mixed-use buildings. We install and replace full storefront systems including transoms, sidelites, and commercial-grade hardware. All systems meet Miami-Dade NOA requirements and Florida Product Approval for commercial applications.
Multi-Family & Condo Communities
Large-scale window and door replacement programs for apartment buildings, condominium towers, and HOA communities. We work directly with property managers, condo boards, and HOA associations to coordinate phased installation schedules that minimize disruption to residents. Full permit and inspection management included.
Commercial Impact Windows
Large-format fixed and operable impact windows for office buildings, medical facilities, schools, and institutional properties. Commercial impact windows provide the same hurricane protection as residential units but are engineered for larger openings, higher design pressure ratings, and the specific structural requirements of commercial construction.
Why Commercial Clients Choose All Phase
Compliance. Protection. Insurance Savings.
Commercial property owners and managers have three non-negotiable requirements when it comes to impact glazing. We deliver on all three.
Every product we install meets Florida Building Code
Commercial properties in South Florida are subject to strict wind-load requirements under the Florida Building Code, with the most demanding standards applying in the High Velocity Hurricane Zone (HVHZ) covering Miami-Dade and Broward counties. Every product All Phase installs carries current Miami-Dade NOA approval and Florida Product Approval — the two credentials required for code-compliant installation in any Florida wind zone. We manage the permit application, coordinate the building inspection, and deliver the closed permit and full NOA documentation package at project closeout.
Impact glazing is the only passive protection that works without action
Shutters and plywood require someone to deploy them before a storm. Impact windows and doors are always in place — protecting the building envelope, the interior, and the people inside regardless of whether anyone is on-site when a storm hits. For commercial properties, this matters enormously: a breached building envelope during a hurricane leads to catastrophic interior damage, extended business interruption, and potential liability for tenant losses. Impact glazing eliminates that vulnerability permanently.
Impact glazing qualifies commercial properties for significant wind premium reductions
Florida commercial property insurance includes a wind component that is directly tied to the opening protection status of the building. Properties with Miami-Dade NOA approved impact windows and doors on all openings qualify for the maximum opening protection credit on their wind mitigation inspection — typically resulting in meaningful reductions to the wind portion of the annual premium. For multi-unit properties, the aggregate savings across all units can be substantial. All Phase provides the full NOA documentation package required for the wind mitigation inspection at no additional charge.
Our Commercial Process
How a Commercial Project Works
Site assessment & scope
We visit the property, assess every opening, document existing conditions, and develop a complete scope of work with product specifications and preliminary pricing.
Written proposal & product specs
You receive a written proposal with full product specifications, NOA documentation, and a clear breakdown of costs. No vague line items — every opening is accounted for.
Permit & HOA/condo board approval
We prepare and submit the building permit application and provide the complete NOA documentation package for HOA or condo board approval. We manage all follow-up with the building department.
Phased installation
We schedule installation in phases that work around your tenants, residents, or business operations. Our crews are experienced in commercial job sites and coordinate with property management throughout.
Inspection & documentation closeout
We schedule and pass the building inspection, then deliver the closed permit, full NOA documentation, and wind mitigation inspection package — everything you need for your insurance carrier.
